1. How do I know if I need an engineer INVOLVED or engineered plans DEVELOPED FOR my project?
If your project requires a permit and involves structural modifications, additions, foundation work, or any elements that affect the safety or integrity of the building, you’ll likely need an engineer. Most building departments require engineered plans for any non-trivial construction, especially structural work. If you’re unsure, we’re happy to review your scope and let you know what's needed with no commitment required.
2. I received a notice of violation or stop work order — can you help?
Yes, we regularly work with property owners and contractors to resolve code violations and stop work orders. We can inspect the site, assess what’s been done, and provide an inspection affidavit or create after-the-fact plans that bring the work into compliance with local codes. We’ll also support you through the permitting process to help you get back on track.
3. How long does it usually take to get a set of engineered plans?
Plan procurement varies based on complexity and scope, but for smaller residential remodels or additions, you can expect a typical turnaround of 3 to 4 weeks from the time we receive all necessary information. For new construction or large-scale projects, 6 to 9 weeks is usually sufficient to complete our iterative design process and deliver your plans. We also offer expedited services if you’re working on a tight schedule.
4. I recently moved into a new home and noticed that cracks are starting to develop. Should I get an inspection?
Yes, visible cracks in walls, ceilings, or foundations can be a sign of structural movement or settlement. It’s a good idea to have a licensed engineer assess the issue early, before it becomes more costly or complex. We offer inspections with written evaluations and repair recommendations if needed.
5. If I have a set of plans already, are you able to re-use or salvage the plans?
Often, yes. If the existing plans are relatively current and accurate, we can review, revise, or build upon them to save time and reduce cost. We can evaluate what’s usable and let you know if any updates are needed to meet today’s codes or the specific requirements of your project.
6. If I’m planning a new project, what are some things I need before I can get started on the design process?
To kick off your design, we’ll typically need:
A basic scope of work
A recent and accurate Survey
Elevation Certificate (if located in a flood zone)
Soils testing and Geotechnical Report
Information on any design preferences, materials, or constraints

7. ArE you able to pull permits for our project?
As the Engineer-of-Record for your projects, no, we cannot pull permits for your project; however, we can provide the necessary plans, reports, or inspections, that you will need throughout the permitting and construction process.
